SEDONA
In 1990 my
wife and I made the mistake of driving through Sedona on the way to the Grand Canyon
that was all it took! The awesome beauty of this place is unbelievable. Instead of
a flat desert, as one might expect, it is a plateau surrounded by gigantic red rock
formations rising 3000 feet above the city.
Sedona is a combination
of Shangri-La and Camelot. Average daytime temperature is 74 degrees. No heavy industry
leaves the sky cobalt blue and the city water crystal clear. Summertime brings wonderful
thunderstorms with spectacular lightning dancing along the mountain tops without the
excessive humidity felt on the East and Gulf coasts.
Winters are mild.
Sometimes it snows overnight but there is a city ordinance "snow must melt by
noon" and it does!
Sedona, named after the
first postmasters wife, is surrounded by National forest and federal wilderness,
which limits growth. Currently, the population is approximately 15,000. Due to limited
availability, property values keep increasing as the supply diminishes.
Many movie and Broadway
stars make Sedona their home, as well as, wonderful just plain "folks." With so
little serious crime, Sedona is "another planet" compared to more urban areas.
The current median
price of a nice 3 bedroom home is $265,000. Property taxes are low, averaging
.0066/$1000.00 evaluation ($200,000 home - $1320.00 a year).
Rental rates are high
and will generally cover a mortgage. Therefore, people who want to move here eventually
are buying now. Rising values give them a rental investment that someone else is paying
for!
